Hey everyone, my name is Alan, I'm 43 and am a father of 4 girls!!

If you know of some good comps, take them to your loan officer to give to whoever.I suggest you tell (letter to) the tenants that there will be an appraiser, to allow them in by appointment or that you will let them in and escort them and to please ensure the property can be shown in its best light, neat and clean. :)

I'm here basically to learn and become a better landlord and investor.I'm also a state licensed home inspector just starting out which i love becasue i get to help people in their home buying process and i get to poke around houses and learn all kinds of things.But these are basically hobbies as my full time job is as a the stay at home dad to two great kids my boy who is 6 and my girl who is 4.  

Hey Josh: I'm not much of a local to LA girl-- Cali has the big 'ol earthquake insurance issue (in my mind, if a big one comes along, the insurance companies quickly dissolve themselves and unless you've got a 100% loan, you're out a home--like Oklahoma, Florida, and Alabama with tornadoes & hurricanes).. and it's not a landlord-friendly state.

I am the mother of 2 girls and I just want to be able to provide the best for them.

I think GF= grandfather, not girl friend.That would be great that you would let him stay there since the property is so cheap.

My girl is also a realtor and is constantly on MLS searching for deals.
