As to commercial loans, just for clarification for readers who may think that if they loan money to an LLC with a personal guarantee that they are doing a commercial loan, that is not correct, loans are classified by the collateral taken, a loan on a single family dweiing (1-4) to an LLC is a residential loan, not a commercial loan.

Interesting Topic.As a sporadic poster yet avid reader, I tend not to look at influence.

The market can ONLY be shown by closed sales, a pending sale or a listing may be mentioned in the comments to better inform the reader, but it will not be used in the analysis in the comp section.

It's possible we're both right to a right to a large degree.I guess it's up to the readers to see what works for them...
