Hey guys,So I'm working on a 2-story 1038 sqft full gut rehab in Point Breeze which consists of the following: new roof, rebrick facade, tear down and rebuild back wall in existing location, demo the inside down to joists, convert to 2BD/2.5BA, unfinished basement (just parge walls and finish floor with epoxy, install all finishes throughout.

We did not want to demo as much as was demo'd and the "changing of the guards" aka carpenters caused time and money delays.One of the other major financial pains was the hard money lender - some of the terms were excellent, including down payment and escrowing of some of our interest payments, but the points and rate were steep, and the additional months holding really bit into the bottom line.Our next project, starting this Spring, will be using traditional financing as well as some private funding, so we expect those costs to be more normal.

Not only can they make you tear out a second kitchen and anything else that makes the unit rentable ( this will require a Demo Permit) and (if the area is not zoned for a duplex unit)   there can be penalties as well.

Even if you have the land but the are is trending or flat with crime problems I would stay away as the timing isn't right.You could have to sit on that land for years and if you do not demo the building get hit with constant code fines from the city or county.If it was sighted to be condemned and you didn't demo it the county or city would do it for you with a higher cost and lien the property.I just think for your first one and experience level you need to find something else to go after.
