Even if you have to pay out of pocket (after closing costs), at least you won't be $200-$1,000 behind each month just on the mortgage, even before accounting for maintenance and repairs...Note- if the garage is falling down, I vote for demo.

I did attend demo's for Propertyware, Rent Manager, Yardi - most of these are not that user friendly although they are bit more flexible in-terms of providing custom functionality, but get's expensive with all those optional modules!

I chose a contractor who could do the turnkey himself.so why is this in the lazy landlord section.because you can do things to help reduce cost .and still be lazy.you can do any demo work that needs to be done.
