My husband is not an avid reader as i am so most of what he knows about flipping and the real estate game is from me.

I have been an avid reader of the forum for a while, and I love the various Bigger Pockets podcasts and YouTube videos. 

Well I'm answering my own question for the benefit of future readers.

Just make sure that you have a grabby headline to pull the reader to your listing.I have also sold a couple of houses using the leads i got from ebay but a lot of the ebay buyers are interested in seller financing so if you dont have that available make sure you state it.

I've been an avid reader of these forums since I've joined last year, but haven't posted until recent.I've been very interested in buying & holding properties as the market in Jacksonville has weathered down the prices to attain some nice deals (based on 50% rule for the most part!).

Hopefully, you and other readers take this as advice on what to look for and how those things proved security.The biggest read flags for me is that they have no real online presence at all.  

If you're a reader there are some great books out there too on different strategies and can help you learn all the tricks of the trade for buy and hold.
