I've had nothing but good comments about the book from those that have purchased it so far and a couple of the readers have actually already bought rentals that cash flow!

But more specific questions will get more more specific answers.Here's the ultra readers digest version.If you want to fix and flip house, buy them at 70% of ARV, less the costs of repairs.

So maybe best if lenders can put some if not all of their main underwriting criteria out there it would be most useful for the readers.

To all Readers and Members of Bigger Pockets,I hope this post finds you well.

I'm an avid reader and I want a book that can help me in real estate rental investments and just real estate in general.

However, I think it is important to chronicle it all for future readers since we have now opened this up.  

@Kelly AtkinsonIMPORTANT NOTICE TO THE SPEED READERS: I am looking at this from a wholesalers perspective exclusively.What I use: Used Propstream (Now Repropfinder), Used/Still Use Realeflow Considering: InvestorFuse 2.0 CRM (considerably more expensive than competition but could be worth it, idk)Considering: Flipster (attracted to the fact that is has many of the same features as repropfinder/propstream but "claims" to include skiptraced content like phone numbers and emails at no extra charge)Distant 3rd, Considering: REIAutomator (some of the guru trainers or whatever advertise this , I see it as a clone of repropfinder/propstream and have not read anything new that is significant enough to truly seperate themselves)REI Pro: Never used it, I have seen this one a bunch, but for me I just have not really seen how this seperates itself in any major way from Repropfinder or REIAutomator.
