There really isn't a middle ground for blinds because all of a sudden you're looking at $30 for a similar sized pair that likely hold up but tenants are not known for cleaning blinds at all so I expect those to look dirty and they are a pain to clean.

Pairing them with good pulls is critical, a 4" wire pull doesn't cut it anymore as far as aesthetics go.

The growing popularity of cost segregation, paired with bonus depreciation, can provide large "losses" in year 1.Your carry forward losses will typically be used when a property is sold, assuming you sell for a profit, if not before.In major Texas metros, especially in Austin, it would be quite unusual to find a property that produced more income than expenses + depreciation, at least for the first several years.If you are interested in passive investment in an apartment syndication, PM me and I'd be happy to discuss that with you further.

@Cal EwingIf you are trying to grow the U.S.A. side of your business, you will most probably want to retain earnings in-country and not be forced to repatriate them back to Canada - the currency exchange back and forth would only line the pockets of the FX folks and the additional taxable events will only make the IRS and CRA happy.To do this requires some form of entity in the U.S.A. and will necessitate filing taxes there.
