We ended up going away from the traditional fund set up and started doing 1) a separate LLC fully owned by the investor where we simply were named manager and managed it for a fee (for investors over $250K) or 2) a simple fixed-return debt instrument for smaller investors that we couldn't properly diversify where we paid a fixed percentage for a 12-36 month term with quarterly interest payments and the full balance at the end.
