Appfolio seems to be the most complete and it's a great deal if you have 200+ units at $1/unit plus 2 month's cost as a setup fee.

It should only cost a couple hundred bucks, so it's not a huge commitment.

From there it's simply basic math to divide it backwards to get total monthly allotment to be set aside for that future cost. As

As far as insurance, the newer properties cost a lost less to insure.

But if it was a 3 unit at 140k I would have been willing to eat that cost, as it’s in a town I’ve been looking at pretty heavily.

I'd probably do the first as I want there to be a record of me paying for the cost as it is my property, and I want to demonstrate the expense was mine even if it is ultimately reimbursed.
