public rEIT is actually much safer than this private REIT becoz they are currently traded below their book value and has more discount compare to NAV value, and investor can always averaging down.There're however some REIT that cut their dividend by half, for example, some REIT is leaving the entire office sector and selling all their portfolio or loss.So for the OP, do you understand what's the underlying asset that guarantee those 12% dividend ?
