For those, I have been looking at FSBO on Craigslist, non-PM rentals listed on Craiglists, local Buy-Sell-Rent Facebook groups, driving for dollars (a/k/a driving around the area you are interested in and looking for houses in some sort of disarray), and good ol' fashioned MLS (both through automatic emails from my realtor and Redfin).

In the same manner they chuckle at the profits, overseeing the trade minions doing the real work,and teams they’ve assembled, the big bankers look at them in the same fashion, chuckling at them, hoping they do all these Brrr strategies, over levering and crashing when the economy tanks!

There are agents that do what you ask, but they are a small minority still doing it this old fashioned way.

I don't know the company personally, but as Robert said, "That's all you need to know".I guess you see why I haven't been "Gung Ho" to check out any programs in a serious fashion.

His response is always in some form or fashion - "you're too leveraged in real estate and should spread out to other investment areas".It's not wrong. 

Has anybody tired sub metering a single utility in a similar fashion and sending the bill to the tenants?

If an agent supplied you with the information you were looking for, at no cost and in a timely fashion, would you consider working with them?

The lease agreement would be between the LLC and the tenants, however i would act as the landlord and not use a property manager.Has anyone had experience with using an LLC in this fashion?  

Keep in mind, you should be compensating them in some fashion; either up front or on the back-end.
