The rest of the house has to be completely gutted and rebuilt.Cost to demo, build 2 story 3br/2.5ba, and landscape - $113,500.  

Well.... the existing sublfoor ended up being in much worse shape than we thought and we had to remove it...So this is basically a new build from the original foundation up...In hindsight and considering all the problems we encountered and extra demo cost to "strategically demo for the Pop Top", had we just torn the ENTIRE thing down we would have saved 10's of thousands of dollars and been done about 6 months ago!

The Investment is calculated in the D to E columns, Rows 1 to 8.Because I used a Mortgage of $119k and only Invested $28k including Closing Costs, I am able to generate extremely high ROIs.If this property was kept by me (It's not, this is Marshall's property now and I'm just using it as a demo for this example), and I sold it today, the Sales Proceeds would be $837k as calculated in the G to H Columns.I Summarized a "Simple Interest Calc" plus a Rate of Return Calc.Yes, this property returned a 2889% total ROI, an equivalent of a 161% ROI/YR over 18 Years and the Equivalent of a 21% Rate of Return (RoR).There are some things that weren't added to the Calculations such as Renovations (around $50k) and Positive Cash Flows (but it was Negative Cash Flow the 1st 3 years), rent Increases, Expense Increases, etc.We would need a much more comprehensive Spreadsheet to do all the calculations appropriately.Needless to say, this is a very BASIC analysis of a REAL purchase that I made.

Get a few more bids, and consider trying to tackle all the demo in bathrooms/kitchens yourselves. 

you could end up owning a property thats been demoed, and you have to finish the flip. 

I probably couldn't afford to trench down and install the drains myself given the amount of demo and refinishing that would be involved.

This is a pretty helpful site; however, it looks like the data is pretty stale as the most recent sales data is end of 2014.There is some pretty interesting and insightful demo information though. 

I asked about it but not sure I ever saw a real answer to that.My favorite lately is Flip or Flop where every single house they get their budget and halfway into demo talk about moving/opening up walls.

Fast forward another year I have realtor friend who wants to list the land at 750-775, which would end up as a loss to me after demo costs, taxes and commisions. 

The demo man is lending me the 100,000 at 5% with a 5 year payoff.
