I used to, but given the way the Fed has manipulated rates and asset valuations, and the frontrunning HFT algos, I think what many would consider "normal" stock valuation (Gordon Growth model, DCF, P/E ratio and such) holds no water anymore.

If I lose 4K because of horrible advice and manipulated data, I don't think I am going to feel to bad about telling people the truth.

Their job is to catch sites that manipulate their algorithms to rank.

I never saw anyone do that.....Cellphone image quality is amazing now, so I have no problem with that. imo NEVER do "filters" or heavy image manipulation...that's cheating.

If you're new to the real estate game and/or you have manipulative tenants, it's putting yourself in a situation that makes you vulnerable.

I personally commute from Casa Grande to Tempe (approximately 45 miles one way), and I can name 10 coworkers just off the top of my head that commute 25 miles or more one way.

Between the site work (water, sewer, electric, gas, foundation, surveys, curb cut, temp fencing, police detail, water line for sprinkler - if required vs pump and tank system, etc), you're probably looking at 100-135k.  

I would suggest using the calculators on this site to manipulate the numbers to see if they work.

A Seller can make houses look fantastic and a reluctant buyer can manipulate paper returns to justify saying no.
