You can't lump property managers into a single category without understanding this distinction. 

The key distinction between a second home and an investment property is the intent of the buyer to occupy the property.

Both are good cash flow markets but at a higher macro,level, I think Kansas City has a distinct advantage.

Same goes when acting as the buyer's agent.This is three separate and distinct business transactions. not one.

But I definitely think you're right in that there is not a clear distinction in terminology between private lenders, who are using their own, or a small pool of associates', money (often self-directed retirement funds) and institutional lenders.
