Wifey and I tweaked it a bit from male and female perspective, added a 3rd bath, enlarged 3 car garage, larger covered patio and have built 4 more so far.

I just wanted to enlarge my comments after I read what the others said.  

Oh yeah, and if you could improve the profile screen to enlarge profile pictures that would be great. 

One guy gave me a list of 72 items to repair, including enlarging the headroom of the stairs going to the basement!

I would not enlarge it just to put a double sink in there.

Adding value often means expanding the closets, eliminating the dining room and enlarging the living room and/or kitchen and opening up the kitchen with a bar maybe. 

The new floor plan meant cannibalizing 1 bedroom to effectively enlarge the living room, expand the master bathroom, and frame in a new laundry room so we didn't have to leave the w/d hookups in the carport. 

I only wanted to enlarge and renovate- but after talking to the building department, and analyzing added cost to comply with the additional property restrictions, flood insurance and engineering cost- the ROI was not there,  so I passed on the offer.
