The most I ever had to do with them was to send them a text reminder to give me the check that was already written out and sitting on their dresser, or to just touch base to ask if they had a running toilet or leak or anything else that needed attention and they'd always be glad I asked and give permission to enter when they weren't home to fix anything.What about you?

I only sent out reminders because I had a lot of law students who would have the rent check sitting on their dresser, but they were so exhausted that they'd just forget to put it in the drop slot (the owner I worked for was old school and wasn't interested in online options).It seems like the only reason you need to contact your tenants is to tell them how much they owe in utilities.

I think that is too high for 100 items (some of it is large like a mattress, dresser, chairs)...I am looking for someone local at this point to trash out and I can provide a dumpster for around $500.Thanks for sharing your experience.

We have had people burn a large portion of a living room rug, smash televisions, allow a pet to chew up a dresser in our pet free home, and puncture holes on the inside of the refrigerator.
