If they want to stay and you want them to stay, then ask them to fill out an application, then draw up a lease. bingo. i suggest you show up in your Sundays best, be extremely nice and have documentation that shows you're the new owner. that way you get in the door and can get their info in case you need to take some action.

:D Somehow that thought never occurred to me during my college years :D Don’t get me wrong - I am not afraid of working hard and I don’t anticipate ever really retiring in the traditional sense (bingo and dinner at 5pm :D).

For investment purposes I couldn't care less how much a wholesaler takes from an investor and moves to another investor.The problem comes in when it's a little old lady who has no clue what the house was worth and casually mentioned at Bingo that she was thinking of selling it because her husband passed and he took care of all that stuff.
