If they want to stay and you want them to stay, then ask them to fill out an application, then draw up a lease. bingo. i suggest you show up in your Sundays best, be extremely nice and have documentation that shows you're the new owner. that way you get in the door and can get their info in case you need to take some action.

In terms of zoning the building has been a suit factory, bowling alley and most recently a bingo hall, the zoning is "C" which is high use, but obviously not as high as Interchange.
