I get the simplicity factor of having one color, but I don't think it's great for the aesthetics of the place.

This wouldn't work for a flip that needs perfection, but if it's more just for aesthetics in a rental,  it will do the job!   

I had somehow managed to remain oblivious to the fact that neighbourhood association and, in some cases whole communities, banned clotheslines for aesthetic reasons until about a decade ago when friends of ours moved into a new subdivision and erected one.They eventually challenged the neighbourhood association and were allowed to have the clothesline if the neighbours adjacent to their property did not object.  

Better yet, redesign with a more contemporary look, build a portico or at least create some type of more aesthetically pleasing porch.-  If possible, update the listing to say it was built in 2014 (not 2013).-  You say that this is a unique product for the area -- that's not a good thing. 

Bonus question: What type of aesthetic upgrades have you guys done during the turnover time that you've found increased the value and appeal of your rental, and how much cost and time has this typically added to the basic make ready process?

Two owners simply want to give the land to me because it is remote off grid raw land worth little (but alot to my Christian art retreat expansion for the aesthetic quality of the land) that they don't want to pay off the tax liens on. 

@Bruce Woodruff  definitely keep the stair carpet--you need to maintain the aesthetic flow with the carpeted bathroom :)
