It's a completely  different thing ENTIRELY to imply that having a desire to be safe and take precautions is synonymous with having an "attitude" and asking a question means that being an investor isn't right for me.

To say otherwise would imply that your purchase price would be the same for a house with an assumable 0% loan and for house that you finance at market rate (which is not 0% - at least not in my market).

When I am with other residential real estate agents, I would assume multifamily referred to 2-4 family unit properties until given evidence that implied otherwise.  

Making an offer is an implied statement of value, if I am to say I'll give you $35,000 for the house, I'm making an offer and in that I'm also saying, if I'm dealing in good faith, that my valuation to me is at $35,000.
