The return metrics are in fact likely to be quite different for the same property held outside an IRA vs inside an IRA.The point I was making is that when evaluating a property investment inside an IRA, it is only really meaningful to compare that investment to other investments that could be made with IRA funds, because of these differences in how the transaction is taxed.

In your experience / opinion, is there enough profit margin in deals from wholesalers that will allow hard money financing and still leave a meaningful margin? 

One challenge is all of the different public record sources, so being able to find and extract owner mailing address would likely be difficult, but maybe tie in listsource somehow?

You could extract $262,500 cash (leaving 87,500 equity in them).....and the idea would be to go buy more rentals with that cash.

Expect $800 on the low end from a document mill on up to about $1,500 for a quality program with meaningful support. 

In addition, younger tenants are less likely to have meaningful rental experience, as well as life experience that will benefit them in maintaining a successful tenancy.

@Anna M.This surely depends on state law, but revocable living trusts generally offer no meaningful asset protection.

I save probably 10k a year (and a whole lot of paperwork headaches) by NOT using legal entities, and all with NO meaningful level of additional risk.
