One site plan will utilize the entire property and one will utilize only the property that is remaining once the City takes their portion.The site plans should be based on the current zoning and conform to the land development code for the site.

Theoretically if the FED were to reduce rates in each of the next three quarters, we could see a .75-1.5% reduction in the FED FUNDS rate and correspondingly conventional mortgage rates in the 5%'s on a 30 year fixed and potentially a 4%'s handle on shorter duration (15-20 year) primary, AAA conforming borrower's.

Hey @Mario Morales - I've had some experiences legalizing basement/garden units in Chicago.If you are planning on trying to legalize it as an additional unit or ADU I would recommend first connecting with an architect if you haven't already because there could be other issues that don't allow you to legalize it like ceiling height, light & vent, etc.If that's the case I would just rent it out as is and not worry about the 2nd door...as I am sure you know it's pretty standard in Chicago to rent out non-conforming garden units.

The reasoning is b/c the notes have to compete with Fannie/Freddie debt for prime borrowers....If you do non-conforming loans your buyer's cash flow stream is likely shakier.

Sarah,I think it is a great idea as long as you use the manufactured homes build to conform to the IRC standards.
