I'm trying to evaluate the two different ideas for adding the next unit.Option A, I keep saving all cash flow to buy the next unit with cash.Option B, I take out a mortgage on the third unit and apply all spare cash flow to paying down the mortgage as soon as possible.

She's a friend, and I would absolutely house her if I had a spare Unit available.She needs to find a decent, reasonably priced Unit somewhere in/around Tewksbury, MA, Lowell,  MA, Westford, MA, Littleton MA,  Nashua, NH, Hudson, NH; Merrimack, NH, Manchester, NH.  

As a spare set we bought cheap ones from Walmart.

@Kelly Williams - I don't know what your family situation is like, but if you are capable of buying a larger house like 5-6 bedrooms (it won't be listed on MLS like this, but look for spare rooms that could be made private like a dining room) and 2-3 bathrooms, you can rent out the spare rooms in New Jersey for $1000-1300/month depending on amenities.

I am a full time BCBA in a school district and supervise in home cases as a second spare time job about 170k a year.

Both the master closet and the front spare bedroom(right smack dab in the center of the room where the lighted ceiling fan was) leaked when it rained- on the very first few hours of rain.  

Closed in time for the 1031 with a couple months to spare.
