Again, not sure if this was just above-and-beyond work from my realtor or if that is industry standard.As a realtor, have you ever purchased an asset in this fashion; going from realtor - to - investor negotiations? 

Second shoutout to @Marcus Auerbach who helped me purchase my first duplex house hack, and was very fashionable throughout the whole process :) 

If it's not addressed in the lease in some fashion and this is a monthly rental it is clearly neglect on the tenants part.

This is how I do business in New York & Florida so I would like to continue to work in this fashion in the Cleveland area.

When my realtor spoke with the seller's agent she stated that the tenant pays rent in a timely fashion however when I was there it doesn't seem like he is taking the best care of the property ie. trash laying around, cigarette butts outside, weeds growing.

I am convinced that most of the industry is not compliant and it will end up biting them in some fashion in the long run.  

Submitted my paperwork in a timely fashion, and then my NACA representative ghosts me throughout most of July and August. 

In this fashion, you leverage the equity in your primary residence to acquire a nice little rental portfolio.This is all just my perspective.
