A transfer to an LLC is a valid reason for a lender to accelerate (or at least threaten) the loan whereas a transfer to an inter-vivos revocable trust is not. 

You threaten homeowners and your deals (if thats what you want to call them) are a mess.

For a first try, it was a nice conference despite someone we both know who threatened (and attempted) legal action to stop it.

I even had a bank tell me recently that they prefer (and can give better terms) to deal with an LLC because they don't have the same regulatory compliance issues as when dealing with an individual.The interest deduction for taxes is not threatened when transferring property to an LLC, as the LLC is essentially disregarded for tax purposes, and the LLC's financial results typically just flow onto your personal return.

The tenant still had a job (a job he's held for a LONG time) and I threatened to garnish his wages.

By the way, don't threaten to take the plumbin bill out of their deposit or they might leave you a mess!  

I've been in sales for years so I know how to really negotiate the best deal and it isn't that hard with a lease and they will bend over backwards to earn your business when threatened with their competition.
