You might want to think about stapling chicken wire across the fence from side to side as a temp fix.It's cheap and might solve the dog problem.If you want you can bury it a foot or so deep in the ground and staple it above.If it were mine, I'd make sure that gates to the front were 100 good too.

You can sell retail, the buyer gets a bank loan, has it rehabed then refinances the temp. loan with the "end loan".
