I have a feeling the FHA requirements will be on a case by case basis, whereas whatever reason you give them for moving out and purchasing another home will have to be addressed in some fashion.  

Second is if they say they're going to do something, do they do it in a timely fashion. 

If they have old fashion thermostats switch to landlordstat or nest.

When I purchased it there was a very elderly couple living here so the appliances and the overall style and setup were very old fashioned.

Hello all, I'm John Castolene, i've worked hard my whole life and was fortunate enough to save some money and buy 2 rentals the old fashion way with sizable down payments, i consider myself a newbie with some rentals but would like to expand into other markets, really starting to research alot, started my own anonymity structure and would like to learn more about acquiring properties with little to no money down, really would like to create a deal like this !!!

Deals can go bad in a very quiet fashion and then blow up all over the place.
