Born in the Philippines Island, grew up in Hawaii, and now living in the San Antonio, TX area which I claimed as the 10th Island - since it's very expensive to live in Hawaii where $719,000 is median home, I decided to bring the Hawaii culture here in SATX where $175K is the median home price.I became an accident landlord when a townhouse I cosigned when I was only 25-years old was about to foreclose on by American Savings Bank in Hawaii.

We have a lot of Chinese investors paying 50% down (because banks don't trust the credit) or even all cash, so even if there's an economic downturn, its not like those inventories are going to be auctioned off.And then the local people who purchased had much stricter underwriting guidelines than the last cycle, so unless there's massive more unemployment (where SoCal already has extremely HIGH unemployment), those homes won't be distressed either.

Jordan's first option, wholesaling, is not viable in most Canadian markets due to a variety of factors (size of market, very low {compared to the U.S.A.} delinquency rates, cultural differences w/r to selling houses, etc.}, but could work if you are close enough to The Big Smoke.

I do alright in my full-time job so I could probably save up enough over the next couple of years to get the down payment levels up but as the old Chinese proverb says "the best time to plant a tree is 20 years ago the second best time is now" (thanks for that one #askbp podcast).

Keep your eye on Little Italy as its a little pocket of town that holds its value really well because of its history and culture, yet because its in the city of Cleveland, the taxes are low (in relative terms) and its mostly multifamily homes.

Angelina shares some of them with potential agents since agents need to find the culture they want to be apart of within a brokerage (plus, she doesn't accept everyone if they don't fit, grin).Of course, it really just depends on what you are trying to do as a regular brokerage may have what you need.
