If you threaten large fines and jail time for hiring illegal immigrants, you could be sure that you'd cut off the flow of income to the illegal immigrants and they would stop coming to this country (and those who are here would eventually leave as well).

On the other hand, demanding payment when you did nothing to earn it while threatening withdrawal of future services is ethically hollow.I agree a good working relationship with an agent is very beneficial ... to both parties.  

I believe I am not responsible to return any security deposit, but I was trying to be nice and give him $50, but the tenant threatened to take legal action, so I just told the tenant to have his attorney call me.The lease stated that the tenant is required to give a 30 days notice and the tenant can not use the security deposit as last month rent.

So if you like your PM, don't threaten to move for a few bucks extra.

After reading some posts about threatening callers, I knew I didn't want my home address on the envelopes and have never used my home address as my return address.

I had to wait for 6 months and threaten Axiom with a lawsuit to get my deposit back.

Prior to filing the gutter scum bottom feeding attorney sent me a letter threatening to counter sue for additional damages if a claim was filed.  

I did not know enouch to check up on if the seller had to disclose things to me but after being billed and threatened with foreclouses on properties due to un paid bills I had  no awareness of, I learned to be sure of all the local laws regarding homeownership in every single municipality.

What I would do, is to get a good, reputable local attorney to write them a ¨big lawyer¨  letter, stating you case, demanding they provide you a lien release in consideration of  $1 dollar & may be threatening them with the consequences. 

A few that I have met are really trying to do the right thing, but they seem to be ignored because they don't toe the party line.I keep threatening my wife with a run for the township supervisor's board or for a county commissioner's seat.
