I have bought/sold a lot (over a hundred) of houses in Birmingham, I currently have a rental portfolio and I work for the best property manager in Birmingham.I don't have anything to sell (my houses are not for sale and I don't wholesale anymore) and our group routinely takes calls from investors looking for more insight into Birmingham.

One of the owners ended up being the resident area expert and routinely sends me deals.Another is from a property manager that was referred to me by a contractor. that property manager knew a wholesaler who just brought me a deal I put under contract that day.I think it's fair to say that deals can come from anywhere, not just in person.

I appreciate any insight or advice.In most people's cases starting out with no cash is going to make it near-impossible to invest, however, being a realtor puts you in a special position to be able to find deals for other investors, and part of your routine realtor's day can be combing the MLS for its hidden gems.
