The previous owners didn’t remove the system and we made sure to ask for that to be done, at the Sellers cost, as part of the inspection findings.

IF you get caught in at least some states removing asbestos by yourself, the initial fine is $30,000 and possible jail time.To the original point, $8500 sounds high, but using a licensed Contr and getting appropriate permits can cost a lot.

But I agree with @Jeff Costa. 

Now we add that people who invest with us are invited on our investor appreciation retreat in Costa Rica where we have an awesome networking event that we pay for for those who have lent to us 50k or more.

It will cost a bit more that way but if you are in a cash-competitive market, it's not a bad idea to buy in cash initially.

This is considered extremely risky and most are not willing to carry the full cost as a means of self protection.

Will obviously cost a little more in attorney's fees and recording fees, but can be done pretty seamlessly.
