The app used to be really good but has turned poor they routinely screw up and draft full rent payments early and then tell you its their fault but I am left trying to straighten it all out very frustrating.

People come in asking about rentals routinely, I had no vacancy when one tenant moved out and I think they routinely turn people away that are checking on condos for rent.

I asked for the routine documents including leases and utility bills.

I don't intend on flipping until we are able to get in a routine handling that so I do have plenty of time to do my research.

However, when in there recently I moved 1 piece of furniture and they were everywhere.In addition, his rent is routinely a few days past the 5-day grace period, with a complaint that the mail must be running slow (Even though his envelope is post-marked AFTER the grace period is over) He is trying to pay 1 month in advance, but every check he sends each month is anywhere from $10-60 short of covering the next month + the late fees.   

By making small changes to your daily routine, you will see positive impacts on your overall productivity.

There are ways to do this that make it seem "routine" and "just part of the procedure that must happen when people sign a lease with you."  

@Carlos Enriquez That is what I am trying to find out is how reliable these warranties are for replacement of the major ticket items, again my experience has only been with smaller routine repair issues.I would be interested in what company you used if you don't mind sharing.
