The locals I know, if they keep capital in the RE sector will (and have) move laterally into other secondary markets that are less "name brand" but make more financial sense. 

The lake is very active with sporting and leisure.

I personally hate fraudsters, especially in the public welfare sector.

We have a huge full-time population boom - including those sectors that are supporting a majority of the "retirees" moving to the area - i.e: multiple hospitals, construction workers, Coastal Carolina University, many service-based professional industries (HVAC, plumbers, automotive repair) - where wages are great and employment is very solid.

As in many markets, this is the one sector of the Houston market that remains underserved. 

BP Family,When I have read stories posted on BP regarding individuals who have successfully navigated and closed multifamily deals, I have noticed a recurring commonality:  Success favors those who have an experienced partner/mentor in the multifamily sector. 

Facebook ads are a great tool that is up and coming in the real estate marketing sector.

Diverse job sectors and cash flowing properties.

I am now looking at finding a few partners to get into the multifamily sector.
