@Jay HinrichsI agree with you related to the general class of sub to sellers and that many of them wouldn't quite understand about the insurance but, in general, I told all of them that we had safeguards in place to make sure their notes were paid in a timely fashion and that if their credit scores were being hurt because of their payment history prior to the sale that it was likely that their credit scores would rise after the sale (all else being equal).

@Ben Rice As soon as you have to use "air quotes" to describe your plan I think we've hit on good ol' fashioned mortgage fraud ;-)  You're committing to make that your primary residence (for a period of time) and that's the intent of the FHA program.

As you can see, the aggregate land value should well cover my aggregate down payment amounts, but I want to ensure that I can continue to build as I want without putting cash down for down payments in continuing fashion.

You'll find it much easier to buy your 2nd and 3rd properties in a much more expedited fashion because you'll be banking a lot more of your take home pay.
