Moving up the money ladder to these high priced properties brings with it some potential dangers and risks and in addition, requires a very experienced investor with a highly qualified team to pull off a profit worth the risks.For most experienced investors, flipping a $400k house is pretty basic and does not take a whole lot of design experience.

Out of State (Fix 'N Flip or Wholesaling): Can I really rely on someone in another state to be my eyes when assessing a moderate to heavy remodel in terms of correction of design and functional obsolescence etc.?

That is what my agent, his guess is it starts around $5K depending on # of designs.

That must get difacult if a tenant missess a payment, ever think of designating the work to a tenancy company or is the income difference not worth it yet?

The best route I've found is closing cash on enough properties that I can group 4+ units, then getting a blanket/portfolio loan across each asset; you get the best terms.Closing with U.S. financing as a Canadian can be quite the financial gymnastics since you will be required to have your signatures notarized by U.S. notaries; thus, you either have to travel down to The U.S. each time to sign or spend $1,500+ to have the U.S. consulate in Canada authentic the signatures (which cost me a small fortune during COVID), OR, if you have the option of designating a power attorney who is a U.S. resident to sign on your behalf.

With a myriad of design choices and finishes available, aided by the present day engineering and technology, it's challenging, finding the best countertop for your home.

I can see you guys put in a ton of design focus and that finishes are really cool.
