I very clearly stated in the original post that I immediately went to the property, had the fire dept come out and test it, they said there was no CO cause the furnace wasn't running, and I cut power and gas to the furnace so that it wasn't able to be run.

I know what its like to be struggling for survival... to cut cable, home phone and internet, have to go to the library for internet access, live on cheap bread, tuna and peanut butter, keep thermostat at 55 in the winter to save fuel, cutting copper out of an old schoolhouse to buy gas to get to work, buying clothe at salvation army.

If you have natural gas to that spot for a tanked unit, swapping to a tankless is cake.Insulate the garage door if that isn't done.If you are local and handy, you can do a DIY mini split in there for under $1000.

If half of the 24 units I own paid late, and I charged 10 per day, thats 120 dollars a day, but then the cost of gas to drive to each property, where and tear on your car, and just the hours wasted of your time that could be used on other money making endeavors, makes hand collection of rent poor use of your time.Thats why I'd rather collect rent online.

In my opinion tankless is more expensive and use more gas to run.
