I feel like I'm doing a poor job as my own "CFO" what with using an enterprise-level accounting system like Rent Manager and then exporting it to Excel to add in a few additional transactions.

So as long as you've been tracking things, it's easy to make and export the right documentation for your CPA.

Examples: Oil&Gas, Farming, Govt contracts, Cannabis, Export/Import etc. 

Put bluntly, the administration impaired free market trade from US soybean farmers, primarily, as exports to China dropped by 95%+ in 2018.

I guess the question is how to export it all into an Excel document..

I was looking for any input from other owners about what all-in-one system they use for an investor of my size (25-50 units).I'm looking for something that has a Mobile App where i can input repair orders or notes easily, track upgrades repairs and updates for each unitEasily input rent payments and also process ETF payments (I still have some elderly that prefer cash or paper check)general accounting of expenses and incomegenerate or export data and reports since i love data and numbersgeneral ease of use tenant portal for those that want access to digital copies of their leases, view payments, or send repair requestsI'm sure most of the management software out there has most of those things, but i'd like to get some user opinion.

S and P isn't everything.There are 2 other agencies as well.If all 3 downgraded I think it would be more severe.They were saying that other countries that have experienced the down grade really saw no significant consequences from it.The problem with companies in the U.S is the cost does not pencil in.Many of the larger companies have massive upcoming retirements to pay out.Meanwhile many of these other countries businesses are fairly new.They can get low cost cheap labor and export to the United States and get credits from our government to do it.Meanwhile companies that start up here get burdened with bloated government,red tape,no credits,very high wages compared with overseas companies.When they say our companies go overseas for production it is not a shock to me.I instead say why in the world would they make a product here??
