My daughter went with a Lenox furnace & a/c. 2 yrs later (2016) both the blower & inducer motors died???.

I am looking to partner with my daughter to purchase a rental home.

For example, I’m in negotiations with a seller for a house right now and if we hit an impasse, I plan to meet her price but ask her to leave all the furniture (it’s for an Airbnb property so I need furniture and I know she is going to move in with her daughter so she doesn’t need furniture).

Asking rent is $2550 + utilities, first last security deposit is $7650 (which both strike me as a ton of money and beyond what I'd comfortably choose to afford, but this area is kinda going nuts).Last night, the most recent prospective tenant (single mom and high school daughter) said she would sign a 2-year lease and have the cash to me before Monday.The other competing tenant (family of 4) is actually former tenants. 

One of the units is occupied by mom, daughter, and daughter's boyfriend.

As my daughter says "Dad, you're waffling!"

But then wanted to wait to use the same uhaul her daughter was using (still within the 5 days since there was a holiday).

Loan the daughter enough money to bring it current on a second... then when Mom pass's they probate the estate and then daughter gets stepped up basis and sells to you.

I wouldn't assume the parents will be or are able to bail their son/daughter out of trouble just because the child has a credit history.

I want to make my own hours so I can spend more time having fun with my amazing wife and beautiful daughter.
