I don't know the LA market, but you always need to remember that current cash flow is king and the potential of future price increases is queen (unless your bank roll is really fat).

If it's the latter you may want to cut your losses, but if you can get better tenants by improving the structure I'd look for a loan to do so or a partner with experience and a bank roll

As mentioned above you can do a 1031 exchange and pay your next purchase outright or bank roll your gains into a bigger property.

I know you’re excited Mariah, but rather than jumping to price and terms (too late, I know) you might have a conversation over what they really need and what they will do with the money.At their age, I can’t imagine they need much additional income and they probably don’t need a huge bankroll.

Now you have built some connections, you have investing experience to talk about, you really understand the costs and effort involved, you have some cash to play with, and presumably during that time you were lining up your next deal (or 2 or 3) and are ready to do it again, and again, and "grow" into the business you are interested in doing, while also growing your bankroll and your network.At 19, your mind is probably going faster than reality will allow you to go.
