To reiterate, I just don't know how they (Listsource) could treat their customers this way and expect any loyalty.

A decade later, my loyalty is rewarded by this local bank closing on any POS deal that I bring them because of their confidence in my ability to turn things around.  

My real estate agent just informed that she is also investing in properties. I found several deals today that I would like her to put offers on, but I can't help but wonder if she would try to steal any for herself an...

As far a signing a buyer-brokerage agreement with an agent, consider that you're asking for them to perform services for you -- unpaid until completed -- and asking for their loyalty. 

No one that I know "specializes" in these.I and a lot of the loan originators on this website are unusual in that we work with a lot of investors, because investment property loans for folks with 3 or 8 mortgages already are typically significantly more work than vanilla owner occ W2 only income (I appreciate the repeat business and loyalty, which most lenders overlook).Non-QM are about 3x more time consuming than even that (non-QM is NOT subprime or 'stated' income or any of that, they're actually MORE thoroughly documented than FNMA, just with different documents).

my other gripe with wholesalers, in general, is they have absolutely no loyalty to there buyer "clients".  

Loyalty is huge to me, I'll break my back for folks that are loyal.
