Take a soft approach when contacting the owners and expect 90% of them to tell you they're not sellers.

The human in me applaud's you for your ethics but , the business man in me wants to slap you very softly lol..only because, if you had bought those properties for more money and they were not paid for ..would you then raise the rents to iindustry standard minus the discount for being on time .. ?

You are too soft to handle tenants directly.

This will include cabinets ( white shaker with soft close, all knobs and pulls) design to be selected by client at a later time. 2- install granite counter tops to all new cabinets.

When working with lenders, you can ask them to do a "Soft" pull on your credit.

Lets use a hypothetical scenarioLets say it costs $250 sqft for an B class building/units so your construction cost is $1.5m  and another $100k for soft costs, development fees, permits etc.. 

it does have a couple soft spots in the subfloor near the laundry closet. 

The house is vacant but the smell is still very strong (nothing "soft" in the house).
