What makes you say incline is the 'best' just out of curiosity...best at what exactly?

A SFH in a non-HOA community is the most likely to have additions and curiosities that are not in the county records.

We go through a 6 month forbearance agreement where they need to put something down and pay something for 6 months to make sure they can even make regular payments and that typically comes off the accrued interest.

@Annette Margolis I work with a lot of OOS investors and out of curiosity just looked at Simon's profile page - looks like he has not been active since 2017, which is frankly, what happens to a lot of new investors. 

I'm just asking this out of curiosity from all the experienced landlords on here, but to piggyback off the original poster's situation, is there a way to legally reject a potential tenant who just proved to you that they're likely to be a pain in the a**?  

If we don't meet it, it accrues.
