So I hook up with her husband (he works for a local bank) I told him I am using this small deal as a stepping stone. 

I am using a CapEx form found on BP for my long term rentals that I found helpful.  

I work in real estate, but am used to looking at larger, institutional industrial deals.

.- I am not US resident, so financing will be an issue- I would start small with a 3+Plex to learn the ropes and see if I can trust the market and people I will be working with- I am used to have big renovation jobs including full plumbing and electrical work done.Now, why am I looking at downtown Detroit and not suburbs?

I know some hard money lenders/ private lenders will not lend to me until this is cleared up.My question is if I am using and LLC. or Corp. to purchase the property will this issue still apply?
