Most long term parks require tenants to fully skirt their RV (so look for skirted units) and most tenants who really are staying long term will build an addition, deck or patio, install a storage shed, create a garden, and show other evidence that they have made this their permanent home.

Rubber will fail eventually, which is why every garden hose has annoying pin-prick leaks.   

And I took one closet and converted it to a private writing space with a granite desktop and custom cabinetry.I also added complimentary coffee and tea, enough for three days.On occasion I offer free tickets to movies, Moody Gardens, restaurant certificates, etc based on length of stay.Little things like that set my property apart from the others and I pretty much stay booked year round.

I have the nicest place on the block after I installed new motion lights, fence, garden, etc.

Finally seven months into the lease they moved out one weekend leaving me with what ended up with 42 bags of garbage (at one point I was using a garden rake to get down to the layers of garbage left in the new moms bedroom).One thing I did learn from all of this is to go through the paperwork in the garbage tenants leave behind.

The current owners have a garden growing on the easement and it looks as if it's their own property.
