If it is your own child you will want to document paystubs and show that they did meaningful work for tax purposes. 

By the way 'learning to underwrite and being a skeptic' that is far more meaningful to success than intro, extro version.

I tried to build it to a meaningful level for over 2 years, but couldn't get the membership going.These days we do the occasional beer summit here in Plymouth instead.

Make some formulas that are meaningful like GRM, advertised CAP, actual CAP, cost per unit, annual rents, occupancy, etc.

With the gold extraction method combined with the 0% interest rates on these cards, I avoid the 12%.My only disappointment was not being informed that there was a 2 week delay from the date you fund a gold purchase with a credit card, to the day they will wire you the sale proceeds, so if you plan on using these funds for earnest money or option deposit, or any need for "quick cash", you have to plan ahead a couple weeks.Regarding Jay's comments on fico scores, Fund and Grow has helped me to substantially increase my score, which is one reason they were able to raise so much more credit than I could on my own. 

Another big advantage of such plans is that -with a quality provider - you will have meaningful access to education and guidance so as to stay compliant with IRS rules.Several providers of such plans are active here on BP. 

Owners hoarder houses are a good target for wholesalers.. but not sure why someone wants to start in the business in the one activity that is the hardest by far to do and be successful and make any kind of meaningful revenue over a extended period of time.  

Low rates, immense labor shortage,  high materials cost, increased equity means fewer foreclosures, increased money supply...lots of tailwinds,  a few of these need to change for the market to gave a meaningful drop.

Otherwise there are better options.I strive for and typically have achieved the infinite return (i.e. all money extracted from property). 

Just overlook the tone and extract the message.
