My recommendation would be to look back at what your investing goals are and what you want to prioritize with your purchase (cash flow, appreciation, etc.). 

I think if you wait depends on our goals, if you want to buy a small multi, then maybe you wait or prioritize getting a partner.

There are at least 10M residents in an urban environment that would be impacted by shutoffs, compared to several hundred thousand farmers...and you can even prioritize those for food security vs hay and processing production. 

Ultimately, I want to make this easy for the owners to sell and prioritize the relationship with them.

Hopefully, somewhere along in the process you learn decision making, and collaborating with others.

I like to think about my old neighborhood in Palo Alto  2 to 3 million dollar 1500 sq ft 60 year old ranchers with a 10 year old Honda Accord in the driveway you prioritize.    

I specialize in local investments, but you can search for real estate agents, property managers, contractors, appraisers, and inspection companies in your target area to find potential collaborators who can be your representatives in the target market.

I keep a to-do list for each business and prioritize them daily... but sometimes I forget to eat, or I don't leave the house for a week....So I will write a post when I have figured it out... but right now I haven't.
