Lot's of good points here, I'll ad some thoughts: real estate is not for everyone; my answer to the famous question "what set's successfull investors apart from those who fail or give up" is "Passion for what they do!"

So I was like wow, I cant believe this hugely famous person in our industry knew who I was.This website and its members however have contributed immensely to my business, helped me to build my wealth, and I in turn contribute back into this site.

I've been in turnkey world since 2011 (since other people are mentioning turnkeys) and Memphis has been one of the most famous turnkey markets all the while--and I've never been a big fan of it.

International deep pockets are always looking for opportunities to play in U.S. market.They famously overpaid and ended up selling at big losses.

My goal is to help others successfully invest in real estate not to have a hospital wing named after them but rather to allow them to to have the time and financial freedom to live their dream life......however they vision that.....for me, it is not the lifestyles of the rich and famous but rather the Good Simple Life.....being a good husband and father, contributing to one’s community, enjoying time with the people who mean the most to you....

@Andrew Fidler FYI, Council Ludeman amendment to eliminate dust wipe is misunderstood.

I am assuming you are not licensed but maybe I misunderstood...Did you put the property under contract via your agent and then assign the Purchase Agreement to the buyer (i.e. wholesale it at a higher contract price)?
