While I now outsource the day to day Property management, I'm not yet at a place where I can outsource the locating and just give my cash to someone to buy for me.

Landlording has opened our eyes to  how much can be outsourced at reasonable costs, and if we watch the experts we can even easily learn to be more handy if we want.Start outsourcing by having a inspection if you want to move forward.  

I now use Adobe Dreamweaver to edit it and update it myself...though you can outsource that work to a VA as well.If you've got a template in mind, I can recommend a good designer to put it together.

In Illinois you have more weather concerns, but you can stagger dates to span your nicer weather months.You need to build in time, energy, and money into either tenant retention (so they don't want to move), hiring help (cleaning, rehab, answering the phone, scheduling/showings, and screening can be outsourced depending on state laws) or weathering the storm (let some sit empty while you deal with what you have capacity to handle).

Initially, outsource them before getting staff members with a knack trained.

Again, I haven't even set foot in the REI world so I wouldn't know how it would feel to manage (or outsource to a management company) all those 50-75.

@Jag Sekhon - the reality is that you CAN"T outsource everything.

Also, most of the outsourced asset management firms don't even have access to these numbers, not that it would matter anyway.And stop sending the Garbage along with your offers.
