Additionally, making them all responsible for the house in total, and not just their room, will help put pressure on other members to pay their rent and keep everything "cleaned up" (in theory).Second - I know you said you do student rentals and understand the upkeep, but fraternity houses are a different breed.

You could also ban dangerous breeds if you want to be able to rent to people with pets.
