For the washer and dryer though I have tenants supply their own unless they need a specific dimension or something along those lines. 

Without dimensions, it is hard to say, and it will certainly require reworking plumbing.  

You can see values change by 20-30k depending on which block you are on.What I would do is look for closed houses within the last yr. either on your block or extremely close to you, the same sqft within 20%, same lot dimensions, and you can use houses with a bed difference to give yourself a good range of the values you could expect to see.Hope this can help you with your decision.Dan Powers - Real Estate Agent

You can do a Matterport or use any other 3D imaging system to gather all the property dimensions and details.

You would be permitted to have 0 setbacks for side and front yards which means you can construct a building or add an addition all the way to the property line, allowing for a wider, more desirable floor plan layout compared to long narrow residential units with a 20' wide exterior dimension as many residential buildings are throughout Chicago.

Is it based on the dimensions of the lot or what?

It takes me about 45 minutes to get all dimensions for an initial floorplan with door and window sizes. 

The dimensions are comparable, but a little short.

Worth noting nearby houses of same sq footage are 3 bed 2 bath and this house has one bedroom with odd dimensions, suggesting it's not really a bedroom to me.

This means the redevelopers build what we call a "Bayonne Box", maxing out every dimension to make 2 huge expensive units on the lot.
