I don't care for checks anymore because there are so many mishaps that happen using them and I feel checks or old and outdated now when it comes to collecting rent. 

It's very outdated, needs new flooring, kitchen and bathrooms need renovation, yard needs some work, probably needs new water heater.

Whether it be an outdated house that you can put new flooring in, trim, painted cabinets, fixtures, etc.

I experience about 50% occupancy, plus the blocked out dates for me and my family puts it at about 60% occupancy.

My main contractor wants me to rip out and replace all the doors (8 of them) and surrounding trim, as well as take out the crown molding and baseboards which are very old, outdated and caked with layers of paint.

Also, knocking on doors (aka "driving for dollars") is an outdated way of doing this and honestly isn't worth your time.

As far as mutual funds, whenever I hear that word I think of a VCR or something outdated.
